Why were they moving from Texas to Nampa, Idaho?

It was a job relocation, but it wasn't just about the job. They were also ready for a change of pace: away from the Texas heat, away from the traffic, and toward better schools. That combination, a work move plus a genuine want for a different day-to-day life, is common with the relocation buyers I work with, but every family's specific reasons are their own. For this one, it was heat, traffic, and schools.

What were they looking for in a home?

They needed four bedrooms, and it had to be move-in ready. Not a fixer-upper, not a project, something they could walk into and start living in right away. Their budget was under $410,000. Given that size and that condition requirement, Nampa was really about the only place in the Treasure Valley where that combination existed at that price point.

How do you house-hunt in 48 hours?

You don't waste any of it. This family flew in for two days, and we went straight to back-to-back showings, six to eight homes over that short window. There wasn't time for a slow, spread-out search. We looked at what fit their criteria and made decisions in real time.

How did we time two closings in two different states?

This was the part that took the most coordination. Their Arlington home was being handled by a different agent back in Texas, and the two of us worked together on timing so the family wouldn't have to move twice or sit in limbo between homes. Texas closed on July 22nd. Nampa closed two days later, on July 24th. The family arrived in Idaho with the moving truck on July 26th and moved straight into their new home.

What did we negotiate on the Nampa home?

The house was listed at $409,900, and we negotiated it down to $405,000. When the inspection turned up repair items, we negotiated for the seller to cover those as well. On the financing side, there wasn't a seller-paid rate buydown, but I connected the family with a local lender who got them a solid rate, and the loan came through with an appraisal waiver, which helped keep the timeline on track.

What was the result?

Everything closed on schedule, the family moved in as planned, and they're settled into the home now.
